The Value of a Builder’s Reputation and Expertise

When you invest in a new home or major renovation, you want the peace of mind that comes with knowing your builder stands behind their work. At Ecraft, our process is built on a foundation of quality craftsmanship, attention to detail, and a commitment to client relationships. Our builder home warranty is more than just a piece of paper – it’s a reflection of our expertise and the pride we take in every project.

What is a Builder Home Warranty?

A builder home warranty, also known as a new home warranty or a structural warranty, is a type of protection offered by homebuilders to safeguard the new home they have constructed. It is a guarantee that the builder stands behind the quality of their workmanship and materials used in the construction process. This warranty provides coverage for certain defects or issues that may arise within a specified period after the home is built and occupied. The primary purpose of a builder home warranty is to give homeowners peace of mind and assurance that their newly constructed home meets industry standards and is free from major structural defects.

Unlike a home warranty provided by a third-party company, which covers the repair or replacement of various home systems and appliances, a builder home warranty specifically covers defects related to the construction of the home itself.

The Value of a Builder’s Reputation and Expertise

If you build correctly and ensure everything is accurate as you go, there should be limited issues with your new home. However, given the many different aspects involved in construction, a minor issue or two may still arise. For your peace of mind, our warranty offers 24-hour service for electrical, plumbing and most mechanical or water issues. For details on coverage, we refer to the Atlanta Builders Warranty Book provided by Ecraft.

We carefully select our trade partners for their skill, efficiency, and most importantly reliability. Many of our trusted partners have been in business for generations, ensuring they are still in business when any problems arise. Some of our key partners include Ferguson and Georgia Lighting. Their experience and dedication contribute to the overall quality and reliability of your new home. Their warranty service includes labor and parts. This does not happen when items are purchased from big box stores or online.

What Does a Builder Home Warranty Cover?

A builder home warranty, also known as a structural warranty. It covers many of the key components that make up the foundation and structural elements of the house.

Some of the main areas typically included in a builder home warranty are:

  • Foundation: The warranty will cover defects in the foundation, such as cracks, settling, or other issues that compromise the structural integrity of the home.
  • Framing: Defects in the framing of the home, including load-bearing walls, trusses, and joists, are covered under the warranty. This can include issues like bowed or warped framing members.
  • Roof: The roof and its components, such as shingles, flashing, and underlayment, are usually covered for defects that lead to leaks or other problems.
  • Exterior Walls: Issues with the exterior walls, such as cracks, water intrusion, or improper installation of siding or brick veneer, may be covered.
  • Electrical, Plumbing, and HVAC Systems: Defects in the installation or function of these systems are often included in the warranty coverage.

Builder Home Warranty Duration

A typical builder home warranty from a reputable construction company will provide comprehensive coverage for the first year after the home is completed. During this initial 12-month period, the warranty will cover any defects in materials and workmanship related to the construction of the home, as well as most of the home’s key systems and components.

However, it is important to note that the coverage provided by a builder home warranty gradually decreases over time. After the first year, the warranty may still cover structural defects for a certain number of years, such as 2-10 years depending on the specific warranty. Coverage for systems like plumbing, electrical, and HVAC may also be extended for an additional period, but with more limited protection.

What a Builder Home Warranty Doesn’t Cover

While a builder home warranty offers valuable protection for your new home, it is essential to understand its limitations. Here are some common exclusions and considerations:

  • Normal Wear and Tear: The warranty does not cover normal wear and tear on materials and components. This includes things like damaged or faded paint, worn carpets, or scratched surfaces, which are expected to occur over time with regular use. Natural materials like reclaimed wood beams or marble are particularly apt to show “character” of wear.
  • Owner Maintenance: Proper maintenance is crucial to ensure the longevity of your home’s components. The warranties do not typically cover issues that arise from a lack of routine maintenance or neglect. This includes tasks like changing air filters, cleaning gutters, worn paint and maintaining appliances according to the manufacturer’s recommendations.
  • Cosmetic Defects: Minor cosmetic defects, such as drywall cracks or nail pops, are not covered unless they are deemed excessive or indicative of a more significant structural issue.
  • Outdoor Items: Landscaping, fences, sprinkler systems, and other outdoor features may not be covered or may have limited coverage under the warranty.
  • Modifications or Alterations: If you make modifications or alterations to your home without the builder’s approval, the warranty may be voided for many related issues.
  • Natural Disasters: Damage caused by natural disasters, such as earthquakes, floods, or hurricanes, is typically excluded from builder home warranties.

It is essential to thoroughly review the warranty documentation provided by your builder to understand the specific exclusions and limitations. If they can provide you with a few references, it is good to ask in detail about how the builder has handled warranty work in your conversations. Regular maintenance and responsible homeownership play a crucial role in ensuring the longevity of your home and maximizing the benefits of your builder home warranty.
